Before you make your first investment, it's important that you know your numbers.
I've spent thousands of dollars, and countless hundreds of hours building this and analyzing airbnb's and other short term rentals and can honestly say that this is the only tool you need to be able to "run the numbers" on your next deal, whether its #1 or #100.
You can download the excel spreadsheet that has macros enabled and load it into google drive, or keep it in excel and work the numbers from there.
My recommendation is that you save a "template" and then create a new sheet from template each time you are analyzing a property and then save the file with the address and the name of the owner for easy reference.
Once you download the excel document, you'll see there is also a few links, one to a video how to use the tool, one to a tool we use called "price labs" which has literally saved us $1,000's of dollars by automatically repricing our rentals, and another called Airdna (the largest database of airbnb and VRBO data on the internet).
Each one of these resources is useful and we use them daily in our business to analyze deals.
This is all you need, you don't need to go pay for other data sources, you can literally run numbers on any public website using this tool and become successful through analyzing a LOT of deals.
I usually run the numbers on 20-30 properties before pulling the trigger on just 1, but one can mean an extra $1,000, $2,000 or even $10,000 a month in PROFIT so it's worth it.
